2. On-Site Appointment
During this first contact, an appointment is scheduled. "This appointment, lasting a maximum of 2 hours, is crucial," notes Christelle. "We cover important topics such as technical information and the property's environmental aspects." During this meeting, the owner is invited to provide various supporting documents that highlight all the characteristics and particularities of the property, such as the title deed and plans. "All these elements are essential to inform the necessary adjustments for establishing the sale price," she adds.
3. Comparative Market Analysis
With the information gathered, the real estate consultant begins the analysis work. Déborah details this step: "We conduct a comparative market analysis by examining similar properties that have been sold, are currently on the market, or are for sale off-plan (VEFA). We apply weightings to these data based on the strengths and weaknesses noted during our visit."
4. A Collective Strength

"We meet collegially, meaning that at least three consultants review and validate the property valuation before it is finalized."
5. Presentation of the Property Valuation
Once the property valuation is finalized, the owner is invited to a second meeting. "During this meeting, we present our conclusions and discuss the owner's project," explains Christelle. "It is a moment of sharing where we can answer their questions and refine our support."
